DEPOSIT - PAYMENT - CANCELLATIONS

DEPOSIT

After your reservation request is confirmed, we will send you a Rental Agreement and ask you to make a deposit to secure your reservation.

We require a Reservation Deposit of $400.  This deposit must be received within two (2) days of the date of the Rental Agreement we will eMail to you.  This $400 Reservation Deposit is not used as a part of the rental payment.
  The Reservation Deposit is non-refundable. 
HOWEVER,
immediately upon your arrival at Casa Quinde the Reservation Deposit automatically converts to a Security/Damage Deposit which is refundable
provided:

• ...No loss or damage, beyond normal wear and tear, is done to the house or to its contents;  the deposit refund will be reduced by the cost of replacement/repairs for any losses beyond those which are a result of normal wear and tear;
  
• ...At no time during the rental period is the house occupied by more than the number of tenants specified in the Rental Agreement; occupancy beyond the number of tenants specified in the Rental Agreement will result in the forfeiture of the entire Security/Damage Deposit and the eviction of the entire party for the balance of the Rental Agreement period with no refund of any rental payments;
  
• ...All charges accrued by members of the rental party during their stay at Casa Quinde are paid by them prior to their departure, especially including, but not restricted to, charges for any services rendered to them by Hosteria Hacienda Cusín and/or Hosteria Monasterio de Cusín;
• ...No charges or expenses are incurred by the owners as the result of any activities of any of the rental party during the agreement period;
• ...All cell phones and keys provided to the rental party are left with either the owners or their representative, as specified in the Rental Agreement, and house is left locked upon departure;  (The house should always be left locked in your absence.)
• ...There is no evidence of smoking materials having been used within the house;  as Casa Quinde is a "No Smoking" residence such evidence will be cause for forfeiture of this deposit in its entirety;
• ...There is no evidence of a pet ( or, pets) having been kept at Casa Quinde during the rental period;  as we have a "No Pets" policy such evidence will be cause for forfeiture of this deposit in its entirety;

PAYMENT OF RENT

 An ADVANCE RENT PAYMENT equal to 50% of the rental rate is required sixty (60) days before the arrival date.
Rentals commencing fewer than sixty (60) days from date of booking require the Reservation Deposit plus 50% of the full rental payment upon reservation confirmation.
The advance rent payment will be applied toward the rental.
The advance rent payment is neither a Reservation Deposit nor a Security/Damage Deposit.

The BALANCE OF THE RENT PAYMENT is due thirty (30) days before the arrival date.
Rentals commencing fewer than thirty (30) days from date of booking require the Reservation Deposit plus 100% of the rental payment upon reservation confirmation.

CANCELLATIONS

 A forty-five (45) day notice is required for reservation cancellations or any changes to the reservation that will result in a shortened stay.

Cancellations or changes that are made more than forty-five (45) days prior to the arrival date will receive a full refund or full credit of the advance payment toward the final rental rate.  EXCEPT if the payment was made via credit card. ALL credit card cancellations are subject to a 5% Cancellation fee - in order to partially offset our costs for accepting credit card payments.  Changes made to reservations will not be subject to this fee.

Cancellations (or any changes to the reservation that will result in a shortened stay) made within forty-five (45) days of the arrival date will forfeit the full advance payment. (But, entirely at our discretion, it may be applied to the balance of the rental payment in the case of a change resulting in a shortened stay.) 

Early departure does not warrant any refund of rent but the Security/Damage Deposit may be refundable.

Payments through PayPal^®

We require that all payments be made through PayPal^® in order to ensure the financial interests of both parties to the Rental Agreement are protected.

There is no cost to you to use PayPal^® 

PayPal^® is also the means by which we will make all refunds.  All refunds will be made to the original payer through PayPal^®within fourteen days of the end of the rental period.
